Can you do it in a 2 part way? Knock out the wall and do what you want downstairs and see if it is sufficient?
Moneybags? ha ha ha. I only have a $95k mortgage on this place, I bought it knowing that at some point I'd have to put a huge amount of money into it. At least now I have some equity in it, so I can afford to drop some cash into it. Also, buying a new place would cost more than $160k, so that was our justification in getting the loans and spending the money on THIS house. for the most part we love our neighbors and the neighborhood.

Elizabeth, yeah, we're leaning towards that route, doing the downstairs and then in another 5 years, putting in the stairs and finishing the upstairs. Or just selling it by then. Ha ha ha.

I saw a house in Chicago that had the Dutch Dormer addition (lotsa cape cods in Chi-Town for some reason) and it looks so cute. I was going to take a picture just for you, but then realized WHY DO YOU WANT PICTURES OF OTHER HOUSES.

Can you build-out the upstairs and maybe just use a rope ladder or a bucket and pulley and save the staircase for 5 years from now?

I think we're just sold on doing the downstairs for now, and then sometime in the future, either selling the house or putting in the upstairs then. We need a bathroom upstairs for it to really work, and it's just NOT in our budget to put in another whole bathroom. We just don't have that kind of cash.

Even a half bath?

300 toilet + 100 pedestal sink+ 100 mirrored cabinet + 30 light fixture= 530 parts.... then add installation. ok. maybe that will send the budget way out for the plumbing addition and electric line installation... never mind. :-)

bed pan and a flashlight for the upstairs? ;-)
